9B Careers is working with a West London architectural practice seeking a self-sufficient Contract Architect to support the delivery of a significant logistics/commercial redevelopment scheme in South London.

The Project

Our client is delivering a multi-unit logistics and commercial redevelopment scheme in South London.

The scheme comprises:

  • 15 logistics/commercial units of varying scales
  • Full site clearance, new estate roads and parking
  • Shell & Core landlord delivery
  • Design & Build procurement route
  • Planning approved and funded

This is a live, post-planning project moving at pace, requiring focused technical delivery through RIBA Stages 3 and 4.

The Role

You will join a compact architectural team to:

  • Lead and produce detailed design information (RIBA Stage 3 & 4)
  • Develop coordinated working drawing packages
  • Prepare tender documentation
  • Coordinate with structural and utilities consultants (primarily 2D information)
  • Support a smooth transition into Stage 5, with potential novation to the main contractor

There is a strong likelihood of novation into the contractor team under a Design & Build arrangement, so candidates must be comfortable operating in that environment.

Contract Structure

  • Full-time, intensive involvement for approximately 3–4 months (Stages 3–4)
  • Likely pause during contractor procurement
  • Potential re-engagement at Stage 5 (possibly 2–3 days per week)

About You

We are seeking a technically strong architect who can operate independently within a small team.

Essential:

  • 5–10 years’ post-Part 3 experience
  • Proven delivery of logistics/warehouse or commercial industrial schemes
  • Strong understanding of structural systems and cladding packages
  • Demonstrable experience delivering RIBA Stages 3 & 4
  • Ability to manage and produce detailed information to a tight programme
  • Comfortable working in a Design & Build context and being novated

Software:

  • Vectorworks preferred (current office standard)
  • Revit not currently required (TBC), but familiarity beneficial
  • Use of alternative CAD platforms may be considered

Rate

  • Candidates sought in the region of £30–£40 per hour, depending on experience
